I am a native of the area and can tell you that Jacksonville is a very large city and on all sides of town there are both good and not so good places to invest but the westside is not notorious for the best place to live.

I'm a native south sider so I'm very fluent in the areas.

This is by no means aimed at the OP but merely for discussionHow do you think a tenant would react if they brought me notice to terminate and I told them no I wanted them to continue to stay there and pay rent ?

And applicants are increasingly looking to enroll in Universities closer to their parents home - so they can live safely.Student housing will have to react, just like any other asset class, to add a new, continual service, which is to disinfect common areas. 

But don't over-react either.
