We are talking about spending 50k-150k in rehab costs per house, subbing out every job (I also buy almost all materials for the jobs but I do not pick it up!

I would recommend picking one of them and learning as much as you can before jumping in blindly.

I am looking to pick up some apartment buildings in Newark, NJ and would like to immediately re-position each building by managing the expense side. 

This summer we picked-up two properties: One in June which we were not planning to rent (it is old and tired), but we were approached by a group of students and it is now rented.
