Like @Jay Hinrichs hinted looking at the days on market are becoming more important.

You can always go back after a year (hint, you'll never go back). 

(Hint: If you set up a separate LLC try very, very hard to never mingle LLC funds and your own.)

In my state/county, I pull the special proceedings file associated with the pending sale and the details of the default give me a hint as to the opening bid.

But back to Exeter 1031 Exchanges, LLC....Jan Cerasaro, the Exeter Facilitator, took all of this in stride, never once complained, or even once hinted about the seemingly constant changes that were occurring during the last 14 days.

The dirty secret - that is only hinted at in glowing descriptions of the 1031 process - is that when you exchange, your basis will be that of your original purchase price of the OLD property. 

It's a Wednesday but I'm hoping that he does it on a weekend (hint hint).

Instead of just telling you straight out they hint around and fluff it up. 

I have worked with several environmental engineering groups across the US and if there is any hint of any possible contamination they are going to require a Phase II, especially with this properties history.

If anyone says that hints are no good rents are down, prices are too high and tenants too much trouble I would think they might be scared of competition!
