Hi everyone, last night I spent an hour watching Rob Swanson’sMasterclass: The One Call CloseLearn the One Call Close and close more seller leads into profit.watching Rob Swanson’s webinar called: Although I know that normally the guru’s try and pull you in with a promise of a free something in order to get your time/attention to have the opportunity to sell you something too, I was truly stunned and amazed that Rob blatantly seems to promise he’ll reveal on the webinar the exact steps to do the one call close, then never delivers anything other than a sales pitch on how to buy his $997 system!

. $900 (Great craigslist find) - Here is a shot of the cabinets counter tops, Corian counters came with the cabinetsstove, Electric - $500-700dishwasher, NA sink, came with cabinetsrefrigerator - $1000washer dryer hook ups - part of rough plumbing work, residents will provide w/dheat/hot water - new electric water heater @ $250Bathroom total - $1700 - not including finish and rough plumbing or paint / drywall workPainting $1000Flooring - $2330 - We are keeping / cleaning the exisiting kitchen 12x12 tile floor, we are installing allure vinyl plank floors throughout the dining room / living room bathroom and porch, carpet in all bedrooms, existing tile in mechanical / washer / dryer room.I added up these numbers from my rehab analysis spreadsheet.

We do furnish shared spaces though (living room, dining room, etc) because things would get dicey when a tenant who owns the dining table moves out, then the remaining tenants wouldn't have a table anymore 😂.

It also seems like, for whatever reason, the area has been relatively economically depressed while being surrounded by incredibly affluent areas of Westchester County, so I'm wondering why/how that has happened, particularly when some of the houses particularly in the north are absolutely stunning--like, if they were moved 10 miles further into Westchester County would sell for 400%+ of their list price.
