I am an investor and agent in the Phila area and I have been looking to get into small multi fam new construction but I am finding my market is very saturated, lots of competition, not much for sale, numbers that make 0 sense, and worst of all zoning regulations preventing any construction.I believe that small MF is here to stay and we need more of it, especially where I am from.
