In this market, the investor property ownership isn’t overly saturated basically.

(could still work as a furnished monthly (30 day +) rental depending on saturation with that product on the market)3/2 single family seems to work best as far as getting tenant retention & good appreciation.

The rental demand is high and the supply is less saturated than areas like Surprise and San Tan Valley where there is a high number of rentals on the market.

Your market may be different but the STR market as a whole is experienced some saturation and the cream rises to the top. 

I agree that the outlook for AB is good but I do know that there are some investors who live there and think its already saturated.

Lots of rentals currently looking for tenants, so its a bit saturated and the STR market there is just as bad.

My focus is on a few neighborhoods in Tarrant County & Denton County as I see that Dallas is extra saturated. 

Also, having STR within a reasonable distance of major cities is ripe for saturation.

I am an investor and agent in the Phila area and I have been looking to get into small multi fam new construction but I am finding my market is very saturated, lots of competition, not much for sale, numbers that make 0 sense, and worst of all zoning regulations preventing any construction.I believe that small MF is here to stay and we need more of it, especially where I am from.
