On my most recent rental, the existing paint was OK (not bad enough to repaint, but not perfect), so I was planning on repainting the entire property a few years down the road anyway.

One location I asked for a list of improvement they have done to the house and I only got this list: (not very thorough)Repainted exterior. added gutters. rebuilt fence picket by picket. painted interior. new carpet upstairs.laid tile in master and upstairs bathrooms. put in new sliding glass doors. replaced all bathroom fixtures. replaced both shower heads.laid some sod. we also put a few new door stoppers in...To me this doesn't seem like much but I was trying to come up with a general ballpark figure before I pay for an appraiser.

It is what I priced out for materials to be able to replace most of the floors, redo the trim, put new doors on, repaint the walls, update the bathrooms, new cabinets and counters in the kitchen, and a roof.

Repainted/reglazed the bathroom, kitchen cabinets/counters, fixed damaged drywall and baseboards, fixed damaged tiles, replaced doors/rotten doorframes, and removed with permit dead trees and such.

Lets see, 7 houses over is a 4 unit where listing price was just dropped from $50K to $40K, next door sold a few months ago for $33k and was just flipped and resold for $156K, a few blocks the other way was a tax auction sale for $17K, theres another 2 unit between here and there listed for $39K, 3 houses down the other way just sold for 55K and house next to it to cause they basically needed interior repaint, I can go on-Like accidentally find a dozen "deals" walking the dog around the neighborhood?
