We own this property in a standalone LLC, with our 1/3 interest being held in a cell of our own series LLC.On a positive note, we conservatively underwrote this at a 9 cap, optimistically at an 8 cap. 

Too many optimistic/unrealistic sellers comping their assets to sales over trailing 6 months.

By the way these are really optimistic numbers, they come from the direct mail community and they are across all sales categories and the mailings are optimized.Some great ways to find deals when you are first starting out is to develop a lead generation website, drive for dollars (there are plenty of tips for that on Bigger Pockets) and Bandit signs (also referenced often on Bigger Pockets).

The 16k is 66% occupancy rate and the 13k is 25%.So I think 26k might be optimistic.

But basically the math behind it considered the most likely scenario compared with a pessimistic and optimistic outcome. 

Optimistically, I front the money and make the purchase and that’s the end of my involvement.

I am cautiously optimistic about what the future holds for Hilton Head Island.
