As a novice in real estate, is this advisable, or should I gain more experience with other properties first?

Yes these areas have a low barrier of entry which makes the novice investor excited but be wanted the tenants in these areas are not the easiest to deal with and the rental environment is not for the weak hearted.

My ultimate goal, once I retire from the Air Force, is to obtain my real estate license in order to enhance my investment opportunities, but right now I am still a novice :) Some of the challenges that I feel I face starting out the gate are finding the RIGHT rehab company if I BRRR and then finding the right team to help with turnovers.

And I guess I have another novice question..

All these comments promoting socialist style landlording, I say with absolute certainty they have 0 experience landlording or near to 0, because anyone with even novice level holdings and experience would never chastise someone for seeking fair market rents and offering a person a considerable discount from fair market in empathy for a 2decade+ rip-off that ran un-checked.

I think most people in the room bought in without googling the name because they were novice dreaming of paying $50 income taxes for several $100k  of income.

You need sold comps to support valuations, otherwise it looks like it came from a novice.
