The other tenants will probably want to know what steps you're taking as far as cleaning and sanitizing the building.EDIT: Disregard my point above and check your local requirements since it may not legal to share a tenant's medical condition.

So if you are only interested in multifamily properties  should I put all of my focus in Pearland (and disregard Friendswood) ?

But recording a contract won't prevent the seller from selling to someone else if 1) the new buyer has cash and doesn't care about title insurance (and the buyer isn't afraid of being sued), 2) the end date in the contract passes, then the contract no longer clouds title, 3) title chooses to disregard recorded contract, lease or memorandum.

Multi-member LLCs complicate the back end exit strategies where single member LLCs are disregarded entities and therefore provide you with lots of flexibility on your exit strategy.

@Dave Hurt  Here's another angle to try - couldn't they disregard your secondary source of income since your W2 income is sufficient to qualify?
