Now, they didn't respond to any of my correspondences if I talked about rent payment.They were supposed to pay for this month rent (March) but they didn't, so I took the 1 month security deposit and applied it to this month rent as I promised to them.

Stand your ground but let him know the property wont be ready and insurance not on until then so you can't make an exception.Also- if he remains a pain in the **, I recommend getting a property manager, because we dont allow bullying, like some landlords do (not on purpose, they just do)ASk him to have all future correspondence via email so you can keep a record of all requests, repairs, etc.

I’ve had 140 inquiries over 60 days and no contract yet. 90% don’t reply to your return correspondent, 5% don’t show to the confirmed appointment (that day) and the other 5% you don’t either say they want it and stop responding or are not interested.

I won't say there is a pending application just say that's the soonest I can schedule another showing.One thing I found that really helped, and many callers complimented me on is I started to show a detailed floor plan of the property, with dimensions and color shading to correspond to the photos on the same listing.
