I prefer the local lumber yard over the big box store home depot, they know me and it is better lumber.Flooring goes two ways for us, either local or online, again, prefer local for the ease.I agree with Ian, always shop your product out for best pricing, I will however spend a little more for convenience.

Additionally, if there is schedule E for an LTR, we do not also require a current lease - so if that rental Ian between tenants, we could still use the rental income from the tax returns.  

@Ian TurnerJust a few observations.....Typically the town you are describing is one that I would stay away from investing in ( very rural and employment depends on one company).

There is off street parking and laundry in the apartment which helps making them more attractive.With that said, I'm curious if you tested the boundaries of what you could have commanded in rent, which may have been affected by the neighborhood.All the best- Ian
