I'm also considering finding a seller that would pay more than me to help my father-in-law out and perhaps get a wholesale commission that I could use on my next (ok, first) brrrr, but I'm not sure the best way to validate a fair price or know what a fair wholesale commission would be.

If a wholesaler can still profit while provided “full disclosure” and adhering to the rules and regulations of real estate licensees then they’ve earned their profit.   

I think it is a good market with growth potential and it still has properties they can be purchased from wholesalers for around $150,000 that after you put $40,000 they are worth around $240,000.  

Been thinking about investing in one of these sites, but want to hear which other wholesalers have had more success with and which offers the most benefits versus the cost.

There are plenty of deals in Philly on and off-market from wholesalers, who are pretty decent in Philly compared to other places.You will need to get your GC license here and learn the permitting process and necessity here as well.

Don I think they close quite a few  as Pace has a few things he teaches one is gater funding which is providing EM deposits for wholesalers and flippers.

I am trying to see what is the best way to find Hedge funds that work with wholesalers and wanted to get some advice.

The auctions are just as dry as the MLS and wholesaler deals.
