A brokerage's focus, is on the revolving door, putting butt's in seat's and milking the averages because we know 80% will immediately wash-out, of the remained 80% will do little for next few years before also washing out and make us some $, and what's left is our pay-checks. 

When my wife and I had our Airbnb, we thought of it like a hotel: lots of towels, wash clothes, blankets, pillows, well designed, etc.

Sure...but I bought the stocks back after 31 days to avoid the wash sale rule.

It might be a wash cost wise with much less risk and cost, and it would be a lot easier to sell later.  

and the reason why most newbie Investors I washed out within six months is because they’re sold on just about everything that the Internet throws at them.

That being said, if it is an older property that cash flow can all be washed away quickly with continual maintenance and repairs.

I'm not in a position to just let half my portfolio not pay rent for a month or two, I would be washed out.

So its a wash for income tax purposes.

For rental to be in same condition when rented by tenants, I will need to: touch-up paint, clean house, wash windows, clean carpet.

You also need to stock the house with consumables such as coffee, towels, dish soap and body wash and shampoo etc.
