I actually made a YouTube video answering this question in greater depth, but I'll summarize here. 

My advice to them is you really need to know construction and walk properties (not just look at videos and photos), know the area, have an unbiased local investor do a walk through (if you can't fly there in person), and how to read inspection reports and get a sewer line scope.
