James' book has a bit of a different perspective and I think both are valuable to expand your knowledge and experience.

Every adult can figure out how to contact you if they think you provided valuable information to them.

Throughout my career as a real estate investor and CEO, I have learned valuable lessons on maximizing the potential of each unit in a property.

I personally do have experience with renovations, and being a landlord and have done a few flips some went well and some did not and I have learned some valuable lessons along the way.

Both offer valuable tax strategies, particularly when cost segregation is applied early.

I found it far more valuable than the AirDNA one result, albeit you do have to pay for the pricelabs revenue estimator. 

For what it's worth, I am not a massive success story who has turned that program into an STR empire, (yet) but I think the course and community are really valuable.
