I may be able to STR a spare bedroom but that would be for later.Background: A fixer upper, but I do not know how much fixing is required.

Many lenders don't like to mix two different asset classes in a blanket loan. 

I think there's many variables that will sway things like - previous deal sizes, price points, strategy(turn key or fixer upper) and who the person is raising the money.
