I was thinking Form 8832 is the one, but I am confused when I get to question #3 since this entity is technically owned by more than one individual.

First you put people on the phone, so that is an intimate situation, second you lead off telling them that they are basically guaranteed to make $500k and will do so for as long as it takes until they get there, then later say it costs $15-40k .. they even say once you make the $500k you'll get the $15k-40k back.What is most disappointing about this is as I did my diligence after the call I found a youtube video of a lady who is NOT a high/medium income individual give her review of the program and she had nothing bad to say about it, she just said she was unsuccessful because she didn't put in enough effort because she had too many life situations going on.

But I think it has more to do with how different individuals handle what is technically an invasion of their space and privacy.

A wealthy individual, a group of wealthy individuals, or a hedge fund is lending money, private money to strangers for the purposes of buying distressed, fixing the asset up, and either exiting through sale or refi.Just keep in mind t he relationship between maturity and interest rate.

Many of the estate properties are located on lakes or rivers providing unique recreational activities.

Too many REI use the "dart board" analysis, which means they search for properties on an individual basis, when they should be looking for markets to invest in. 

- What are the key items to consider from a code/zoning stanpoint when researching various towns- Any unique items to consider about financing a small multifamily?
