I've made a fortune on that which I actually stepped up to the plate & BOUGHT.....All my "bad experiences" are related to "Eating Crow" :cry: (& it tastes NOTHING like chicken) :violin: & NOT having taken that swing...only 2 later find out that the property was worth 2x...

My way might not be the very best investment but still a heck of a lot better than sitting in a money market, and the IRR, ROI, cash on cash, GRM look solid.Am I missing something or isn't this more a matter of your tastes and personal preferences?

I have a bad taste in my mouth with the city, the section 8 program and the tenants.I know a lot of rehabbers have moved into north county and south county.

I've done it on much more expensive properties because there are people in every income bracket and home taste that aren't bankable throught traditional means.
