If rent WAS being paid and tenant remained, you would collect rent only for the days from closing and after.Depending on answers to above, if you/your agent walked the property and found it with all the junk initially, and it was unchanged by the time you closed (weeks later?)

There should never be a "Special Assessment" with any well managed HOA, and, you should also see historical, fairly regular, increases in monthly fees...NOT a monthly fee that is essentially unchanged over the past 5 - 10 years or more.
