If you're planning to move out, a conventional refi might be a solid way to get rid of PMI and lock in better terms—especially with your credit score.

I did have to pay points (and we locked in just before the interest rates went up again) but the math showed it was worth it to me in the long run to pay it up front as I'm a long term holder.  

Pick one, but pull the trigger.

A lot of stuff that we've locked up has been cash-flow positive day one. 

If your numbers are still good with these variables then pull the trigger. 

I haven't drove through that area in about 10 years but I remember we closed all windows and locked everything up when we did.

It's good practice in making the calculations needed to decide whether or not to pull the trigger on a potential deal.You soon learn that starting off as a Doctor is less advantageous than starting off as a Janitor, because the game presets your income and expenses based on the job title.
