In the rural MN markets I work in I believe my "secret sauce" is all about my out-bound efforts be it cold calling, community networking or driving for dollars (yes, in that order).Also financing may be a bit tougher at first but with work to connect into local banking for portfolio lenders the coin will flip and you should have a much easier time on the $ side than major markets.

Legally there must be access to it-of course, so We built a wood frame from the house- think lattice/trellis look with better support to the panel box and 15 foot deep along side of house. boxed in the actual panel with a swing door for access- very easy. we created a small very nice garden area with plants and shrubs, growing tomatoes and peppers. sorry for no pic -sis is out of state-

But when you get someone to clean the fridge thoroughly that requires pulling out all the shelves, buckets, crisper etc...to wipe down the stains, the BBQ sauce drips etc...you see the damages.
