I then decided to modify my criteria to look for deals that were 50+ units and found that I had much more success in that space because most credible bigger buyers aren't looking at deals that are smaller than 100 units. 

When it comes to AirBnB I have found its location, number of beds then amenities like kitchens and outdoor spaces that attract quality guests and demand higher prices. 

The other option is a water supply line, but that would typically resulting a steady leak and the damage would occur faster.Really think about what is above that space that could cause the issue.

The house is 3/1, and about 1200 sqft in the living space though, so pretty quick interior wise. 

The three single car garage spaces are vacant and not durrently being utilized and can be monetized through rent.

As a result, competing against seasoned investors in the multifamily space can be challenging, especially for newcomers or those with less capital to deploy.On the other hand, single-family homes (SFH) are typically the go-to choice for primary homebuyers, who are not always as cash-rich as investors but can still secure financing through conventional loans.

All this to say they are getting serious about permitting so if you are planning to invest in San Antonio in the short term rental space, MAKE SURE to check that the property is eligible for a short term rental permit given the density limits above and have a Realtor experienced with the San Antonio permitting requirements and rules. 

In Milwaukee the weather can get pretty cold and we want to protect the tenant, but also the pipes in the property from freezing.For that reason we do have a stockpile of emergency equipment which includes electric space heaters.
