The seller wanted to sue the investor/realtor for assigning the home to someone who ended up causing $15k damage, and the buyer wanted to sue the investor/realtor for the $15k assignment fee they paid about a year before the deal fell apart, even though they failed in their obligation to the seller and trashed the house.Long story short, both the seller and the buyer's attorney's ended up threatening the managing broker of the investor with a lawsuit after they both tried "legally extorting" a collective $30k from the investor/realtor unsuccessfully, and the managing broker started to panic as well, which also had a negative impact on the investor/realtor too.So here's the moral of the story:1.

All things a professional tile setter will know.Two reasons you usually see the same-ol'-same-old in most rehabs (IMHO): First, explained in the paragraph above... anything that requires the least bit of knowledge and experience outside the run-of-the-mill often threatens people... investors, project managers, GCs, subs... either from lack of experience or imagination.Second, most rehabbers go straight down the middle of the road, reciting the mantra "that's what sells."

The contractor reports to me that there's cats everywhere, the place SMELLS like ammonia..... he even refused the job because he got a terrible allergic reaction and the place smelled too bad.....Other than annoying instances of having to wait for him to get us cheks a couple days late, he hasn't been a problem.....But I fear the place will have a permenant smell, and who knows what other pet damage there is.....Should I threaten eviction?

This tenant isn't doing anything illegal, but she constantly fights with other tenants, is always complaining and verbally abusive, and threatens to sue at the slightest rent increase.

I had to threaten to take her to small claims court and detail all the various grievances I'd bring against her in order to get my money back.)Basically, don't be a jerk and your tenants won't have any reason to be unhappy.
