Affordability is one of the biggest challenges in today’s housing market.I believe smaller, more dense units are part of the solution:1) Buyers can only afford smaller homes in today’s economy.2) Denser units maximize the land available, increasing housing supply to help offset demand and ultimately bring costs down overall.It’s not just about building more, it’s also about building smarter.What are your thoughts?

With 100 properties owned, with a regular property management you're still looking at at least 5 hours a week to manage them if you have good systems in place. 

At the same time, I like the idea of a beautiful programmable t-stat.The heat is supplied by a brand new furnace.

We would regularly get emails with requests from new Kiavi staff or partners we had not previously been introduced to.

You mention Amazon, look at how they play suppliers off each other and even create their own supply chain.  

.- Tenant submitted a work order for low water pressure in 2 bathrooms- Tenant submitted a work order because the garage door doesn't close all the way and left a 2-3 inch gap at the bottom- Owner initially refused to address either work order- Owner demanding the tenants place furniture pads on each piece of furniture- Owner calling multiple times to speak through the work orders, asking when they've been scheduled, calling a couple days later requesting the invoices- Owner calling because they want to access their storage in the basement so they can remove several pieces of furniture being stored- Owner now emailing requesting multiple property inspections throughout the lease cycle- Owner questioning my experience and relative PM knowledge because I'm not following up with her in a timely manner (the following day after the work order)Keep in mind, this is 2 weeks after the tenants had moved in and the tenants are very happy in the home.This is something we see on a regular basis.

The supply and demand are pretty balanced.Most of our growth over the past 5 years is from in-migration from more expensive states.

@David Lewis I'm regularly looking at multi-family listings on MLS and can only find cash flow in tertiary markets - think Lowell, Fitchburg, Springfield, etc.

I'm renovating a studio apartment with limited space. Any input on the appliances noted above would be appreciated. I didn't list ventless dryers as I haven't read very many good things about them. I used to have one ...
