I lived in Michigan for five years before moving back to California, so I’ve seen firsthand how the market has evolved.A few things from my experience:•BRRRR still works in Detroit, but it’s not as easy as it was a few years ago.

I'm mostly looking for easy disqualifiers like pets if they aren't allowed at a property, or someone looking to move in March when I'm vacant in January. 

I'd bring island out a little more. my advice is make sure all rooms are 110 sq ft minimum. some of these look super small. we build a very similar one in our market.

Another important note  on this is one reason in Oregon its such a big deal with lenders.. is that a properly filed Mechancis lien as your probably aware is a SUPER lien and jumps ahead of all of other liens. 

The gurus that sell their courses with the promise that it's easy money.I wish you the best.

On the positive side, since it is in a pretty decent location, it is fairly easy to keep these rented.

With the run up on RE prices and boom of STRs over last 5ish years people have been led to believe it is easy and leveraging has minimal risk.
