Actually seems fairly straight forward as far as auctions go, but I am certain there are a few things that must be completed before hand, like registering etc.

There's certainly quite a few of us around but things have been kinda slow since the interest rates jumped up and BP is doing a revamp of their website and overhauling the different premium tier packages and I've noticed its been messing with notifications and keywords and such so some people are just missing posts they would normally see. 

The best bet is to find an insurance BROKER (keyword) and have them search around for the best rate to see if they can beat any of the three I named. 

Refinancing: If you purchase the property in your name, refinancing through a traditional bank is usually straightforward.

It would be a straightforward transaction, I wouldn't be asking for any concessions or doing any major negotiating.
