Thanks @Iris OlivasI did some searches and ended up on a site that provided state by state listings of Private Lenders some of whom did 75k and up.

It may cash flow for a year or 2 but once things start breaking or something goes south with a tenant or it sits vacant for a few months, all of that previous "cash flow" is wiped out.The business model is a high CapEx / low cash flow business model relative to the value of the assets.Rentals are a great long-term wealth-building vehicle (appreciation, loan pay down, tax benefits, etc).Don’t rely on them to pay for your groceries.Sounds like you have a lot of experience in negative CF, and not in positive CF.

But you should be doing the number crunching yourself and not rely on someone else especially the person selling you the property. ✌️ (and don’t forget to calculate short term capital gains tax - that’s why I prefer passive income over flipping)

Maybe an investor is flipping a lot of properties and you could offer to pick up and deliver materials to his crews, clean the work sites every night, bring his crew lunch, or whatever.Find a way to make yourself useful to them, and they will reciprocate.

Nothing points to this better than claiming the property cash flows $1,000/m relying on rent collection and debt service/taxes/insurance while responding to my question about other operating expenses/reserves with:  "repairs will come and we will fix, but that's why we do our due diligence before we buy so we aren't walking into major repairs".
