Seems like this could be a semi-year round destination?

I'm currently semi-retired and trying to figure out what to do in the next chapter of life.

I deal with this in my product in Oregon I go head to head with Linnar which is production, and I am semi to full custom on my product so for same sq ft I am 100k higher per house. they sell 5 to 1 of what I do but I get the buyer that wants nicer finish's real hardi plank not knock off etc etc.

New kitchen, flooring throughout, semi-major plaster wall & ceiling repair, replaced part of flat roof/gutters, paint, new appliances. 

I've decided to take a semi-break from being a full-time real estate investor in 2024-2025 (I'm still active doing infill in my mobile home communities, but not planning to buy anything) and I've decided to give back to newer investors as a real estate coach.

I know a good software solution can't solve all of this (or maybe even any of this), but I'd like to start somewhere so I can get a semi-realistic view in one concise place. 

If not a bank sometimes you can get semi hard money type of loans on mobile homes but there are expensive. 

Good quality LVP flooring, Upper mid level appliances, energy efficient furnaces and tankless water heaters, semi-custom and now custom cabinets, quartz counters, and each home is professionally designed. 

It hauls cargo just like diesel semi trucks.
