At every point in history of the 15+ years of the site I've noticed the old timers complaining that the site is the worst it's ever been. 

Hi Enrique, as a realtor you have access to the MLS and Neighorhood Scout and AreaVibe if its available in you area can give you ratings on crime and schools.  

Across the board, the worse the neighborhood, the better the cash flow, the better the neighborhood, the trade off for tenants base, better schools, low crime, etc etc.

Huntsville is growing, and families are always going to prioritize good schools.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

I travel for REI, businesses, my own business, and other interests related to work on average 2 days a month.I drop off my kids to school and then later pick them up with my wife after going to the gym every weekday during the school year together.

Given his history prior to all this, namely the ugly stuff in his history, I don't think there will ever be full clarity of it all because I am certain he is laser focused on obfuscating it as much as possible. 

I went to high school and college there.
