I’ve been analyzing my market for quite some time now and I was thinking it would be interesting if BP members shared their investment screening routine (i.e. not the criteria of analysis, but the platforms and strategies), more specifically: What is your day-to-day routine to screen your RE market in search of potential investments?

By making small changes to your daily routine, you will see positive impacts on your overall productivity.

I routinely use $6,000 initially for Holding Costs estimates for my analysis.Gary, be sure you understand what is considered CapEx and what is OpEx (Repair/Maintenance) in your Rehab.  

Change the furnace filter and open the floor registers to clean out the ducts with a vacuum - routine maintenance.

Assuming you have liquid assets to find the purchase, finding your lender will not be difficult.You shouldn't need to get a lawyer involved here in PA for routine business.

Did you include routine maintenance?

Will also be looking for someone to follow-up on routine maintenance issues.  

Monthly dinners were planned and we routinely hung out and chatted about investing and life.

Municipal Code Violation liens are routinely heavily discounted.......property taxes, not so much.
