I read @Dan Deppen's earlier response on this thread and I think what Scott might be doing is employing RMLOs to originate his loans, loan servicers to collect the payments and attorneys to review his contracts and make sure he is compliant with all the laws and regulations. 

By reviewing sponsor after sponsor, and deal after deal to uncover what sets apart the good from the bad. 

Airbnb and Vrbo will expect your rental to get 5 star reviews, to them anything less is a bad review. 

It is not hurting them but just giving a review.

I concur with @Patricia SteinerIt's essential to review your lease to check for any clauses related to pest control.

In our reviews our lake, pool, size of our house and location relative to everything else gets the most mentions.

AirBNB and VRBO don't transfer accounts and reviews.

Sounds like this property is better suited to be a LTR.You will likely get some unfavorable reviews about the neighborhood that may make your decision for you.
