This was a similar strategy we did for @Brian Nguyen recent purchase buying just West of Western Ave. on the outskirts of expensive Logan Square and Wicker Park neighborhoods.

Deals wise its possible, but limited.The goal (in my mind) is to look for the next logan square or wicker park. this way you have a better chance at cash flowing and appreciation.Compared to Inglewood or Austin, definitely much safer areas, but Chicago is still Chicago.

Came across a ~3200 sq. ft. 2 unit property in the Wicker Park/West Town area of Chicago listed at $450k, which seems like a bargain especially considering the area and the condition of the property.

Chicago area investors buying 2-flats - There’s no shortage of classic Chicago 2-flats for sale around the city’s many neighborhoods, and if you’re willing & able to buy and renovate in a rougher area I can see how the finances may work, but I’m having loads of trouble making the numbers work in more desirable areas.Are there any Chicago BP users buying 2-flats in areas like Wicker or Humboldt Park, Bucktown, the Milwaukee corridor up through Avondale, or West Town/Ukrainian Village?
