I totally agree that if you put in the money up front to get the best tenant in the area it will pay off in less residual *** pain.

We dodged an expensive problem a little more than a year ago when an ESA on a multi-family brought to light two abandoned USTs (~1000 USG each), both of which likely still had residue oil in them {unless they had rusted through and leaked}.

tl;drresponding just off the subjectlinemy opinion... if not college go into insurance (house, auto, life) build a nice residual income...then get into real estate.

We are planning a further alteration to the system to have the return line(s) from the heat fed into the heat exchanger of the solar system - or perhaps a second heat exchanger - to allow recapture of residual heat in the return lines to preheat source water.

At a minimum, creditors generally must consider eight underwriting factors: (1) current or reasonably expected income or assets; (2) current employment status; (3) the monthly payment on the covered transaction; (4) the monthly payment on any simultaneous loan; (5) the monthly payment for mortgage-related obligations; (6) current debt obligations, alimony, and child support; (7) the monthly debt-to-income ratio or residual income; and (8) credit history.

Imagine one of the bicycle riders slipping on that leaked fluid ...I still recall the oily messy residue leaked underneath the last motorcycle that a renter had.

So my wife and I make more that enough to live comfortably but want to fast track our residual income. 

My fantasy deals for residual income purposes would be:a five star hotel having 120+ rooms with all of the lovely amenities, on-site restaurant... doesn't matter which U.S. housing market so long as its a thriving one.Condominium building with 20-30 units in Philadelphia, PaAn extravagant resort in the Carribeans, maybe my own island.

turning to rentals or renting the house out for residual income and selling when the market gets better.
