Tried to cancel contracts but they say we have to pay a cancellation fee because our contracts auto renewed (surprise, I never signed anything). 

@Nathan Gesner  The plan is to absolutely terminate the lease, renewal isn't for 5 months. 

If they have 2 years remaining on their 5 year least then you could buy a business, then have the landlord not renew the lease and you still are responsible for your note terms.

Fast forward to 2024, and we have a renewed interest on buying some multifamilies to hold, dabbing on mobile homes, and even buying some single family properties to flip.I am looking forward to learning from this wonderful group of investors, and follow some of you on your path.

@Kelsey Vander Meulen As a Property Manager in AZ, I would deliver a 30-day Notice of Non-Renewal via Certified Mail at least seven days before the renewal date (when the rent is due).

If you can't prove it but he continues to live there, do not renew her lease. 

I have been managing this one property where everything has been going well and housemates have been happy and even renewing their lease for the past couple of years with no complaints.

Our renewal stats this year at 82%, people are staying put!

In New Hampshire if you need to renovate you can just do a non-renewal and it’s over.

I obviously won't be renewing the lease, and will need to find new tenants come March.
