Tried to cancel contracts but they say we have to pay a cancellation fee because our contracts auto renewed (surprise, I never signed anything).

If they have 2 years remaining on their 5 year least then you could buy a business, then have the landlord not renew the lease and you still are responsible for your note terms.

@Kelsey Vander Meulen As a Property Manager in AZ, I would deliver a 30-day Notice of Non-Renewal via Certified Mail at least seven days before the renewal date (when the rent is due).

In New Hampshire if you need to renovate you can just do a non-renewal and it’s over.
