They give no official closing documents, just internal documents that I'm guessing are fraudulent. 170% profit in two years is a HUGE red flag🤯

Turning Challenges Into Opportunities: How I Saved My Multi-Use Property Sale

There was quite a bit of unused land and the zoning gave me some flexibility if I wanted to expand various aspects of the property. Also the self storage units were all below market rent and the seller was willing to finance at a decent rate with a 5 year balloon.

Financing Strategies for house I want - Hard Money, Rehab or Conventional?
4 January 2025 | 1 reply
Here is some key information:Property recently hit the market and has 2 cash offers alreadyThe seller provided a pre-inspection report, which I shared with 2 different lenders, both think it may fail conventional financing due to potential structural and electrical issues (realtor thinks it could pass conventional)Seller has 100% equity but is behind on other payments (not sure of the urgency money is needed)This is my first attempt at an “investment” property so I’m new to thisI see 3 optionsMove forward with an offer using conventional loan pre-qualification-Not as attractive of an offer to the seller-Possibility that appraiser calls out structural/electrical issues that need to be fixed before closing, effectively causing financing to fail- Best terms and fewest loan fees for meUse a rehab style loan such as ChoiceRenovation-Even less attractive than a conventional offer to seller, but less risk of failed financing if appraiser calls out issues-Slightly worse fees and interest rates compared to conventional-Lenders tell me possibly up to 60-90 days closing in some cases, with red-tape for contractor requirements and draw schedules (sounds like the most hoops to jump through during rehab)Use a hard money lender-Most attractive loan option I can give to seller so I can compete-Much higher fees and interest rate for me-need to refinance into a conventional at the end of rehab (not familiar with seasoning periods but I think this is a factor as well)Which option would you do?

Real estate investing in South Carolina: Worth it at 6% property tax?
4 February 2025 | 38 replies
All calculations suggest great investment for 4 bed 3 bath in good school zone, however once the tax estimator goes from $2200 to $9500 due to lose of tax credit from not being a primary residence it hard to see how to get property in SC.

I looked at some land in Tampa awhile back but their zoning seemed a bit more strict so we stuck to our market since I wasn't local.

What to do with the proceeds of the sale of my home?

I'm not sure where your market is but I could help look at land costs. we are trying to educate building to rent or building investment properties as a new strategy to just buying the garbage new builds around the country. this fits on lots as small as 3500 square feet. you'd have to check local zoning but if I had what you had that's what I'd do or at least look into it.
