They are supposed to stay until the insurance can rebuild their home.

They will then rebuild the non-structural elements from scratch.

One buyer wanted me to rebuild a chimney because it wasn't up to modern spec.  

If they're doing any additional work such as rebuilding a chimney it might be more.

They will vary between location, distance to hydrants, fire department, age of home, cost to rebuild, materials, attached garage or not, etc.PMI?

I completely rebuild them inside and out and I can tell you I can easily spend 85k on a single family without even blinking.To give you an example, kitchens can run you 10k for the most basic gut/build out, I typically spend around 20k with Ikea (love their soft close and quality) + quartz/granite countertops + slate appliances.
