I have noticed that its always a better business proposition to hire a bigger PM company.

That the tenant should state such a ludicrous proposition and at the same time claim to know much at all about asbestos is a sign of trouble to come.

I have my first property under contract right now and honestly I didn't do enough due diligence and hadn't thought about this proposition.  

Proposition 10 repeals the Costa-Hawkins act, which places limits on rent control at the city and county level. 

This proposition is creating enemies where none existed before...Vote no on 10 and tell everybody you know to vote no.

It is a lose lose proposition. 

Given that, my wife and I have decided that our 'Plan A' is to find another place to stay --- and whether that means renting, of finding a place to purchase, we're not sure yet -- but... this is enough of a risk, and the landlord's indecision certainly makes it an iffy proposition, longer-term.
