@Brian Plajer - while this offer may sound very helpful, it is a blatant violation of BiggerPockets rules against self-promotion that specifically PROHIBIT offering services to investors, publicly or privately. 

The tenant has to request a "reasonable accommodation" to have an ESA if the lease agreement prohibits pets and animals.

You have a problem tenant that needs to be dealt with.Cash app and Zelle are more secure electronic payment options, but I believe both have send and receive limits that are prohibitive for business use.
