I will say unique properties can sit since you are finding the "right" person.

Personally, I bought a 3 bedroom house as my first purchse and lived there while renting bedrooms and 2 bedrooms rent paid all of the mortgage payment and 2/3 of the utilitites.

Bonus points if you have worked with them and have personal experience.The property is in South Carolina, if that matters. 

Connect with a housing coordinator if that position is available in your area and stay in contact with that person. 

To answer your question directly: a person should apply (whatever that means in your process) before being asked to screen.

I currently use Wells Fargo and it’s a pain in the butt to keep going there in person and setting up a security deposit account.

i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time.
