It seems like you've taken a lot of the steps to educate yourself and you're ready to take action.

Provided I can establish a solid investment plan tailored to their financial needs/comforts such as debt ratios and income, they would be more than happy to offer me some financial control.Additionally, If I wanted to, for the sake of building my own personal wealth, I admittedly have the luxury of taking a loan from my parents.

After hearing about, and personally encountering some horror stories of disagreements between homeowners and contractors, I am wanting to establish a clear contract to use with a new general contractor. 

Cincinnati has more history and an established feel, while Columbus is growing fast and has a lot of energy.
