The last time, I found a condom (didn't dare pick that up).I have spoken to HOA about it; they pickup the littering every once in a while; i spoke to code enforcement.

Well that and all investments should make a 30% return, or so they believe.I suppose the other idea behind the curtain is that somehow an offer to purchase the loan of say 9% would stop the world from spinning on it's axis so quickly that you dare not take any chance to simply allow the market to price the asset.

I tried to have a rational conversation with the city, but they gave me a song and dance about how the meter is read a month later, then the water stays on another 60 days before shut off, and how dare we suggest they lose their water sooner, and no way will they contact the landlord when accounts stay in arrears.

I've noticed in my area that a lot of the staging companies use very generic, dare I say, cheap looking furniture to stage with.

Although I certainly am not an attorney, it would appear on review of the above NJ laws that the tenants may be able to withold rent, and/or break their lease ***IF*** they have adequate documentation.The bottom line is, NO ONE can force a LL to take any action, and I dare say there is ALWAYS a choice to be made by the tenant...stay and deal, or move out.

I would dare say 9/10 of them are renting on a month to month lease in C to B grade SFH's, duplex's, or triplexes.
