I have been lied to, over charged, charged for services I never used, promised credits that were never given and as of recent they are collecting money from my tenants and not giving it to me.

Its like virtual networking and I could find multiple referrals very quickly so I could get a set of bids and execute quickly without getting overcharged.

Good news is there seems to be opportunity here, bad news is no one knows what I'm talking about and I feel I'm being way over charged for something that's a public record.

Also - nobody installs for "free" - they just overcharge for the materials to make up the difference. 

I see that you are a Hard Money lender...I bet you use a lot of ethics in your over-charging of interest to fund deals. 

I would be suspicious if the PM is overcharging on their behalf as well.

Many contractors will sooner walk off the job before they agree to eat a $1000 cost overrun, especially if it was something that wasn't easily foreseen.The more trust you put in the GC (and the less time you spend at the project), the more risk you have of the GC overcharging you for lots of these types of issues.

That way, we are notified if they stop making payments which allows us to evict if they don't reinstate.I don't want to pay or to charge because set-up would be additional hassle for me and I don't want to venture into any gray areas of liability issues and/or overcharging tenants. 

Don't use this as an opportunity to be another person who overcharges a disadvantaged person, especially family.

I've been doing research on Indy, Kansas City, Cleveland, Cincinnati for the price range of $45k-$65k, but yet to find one turnkey provider that does a solid work on rehab and manage it well without overcharge on their products & services.
