Anyhow, I'm curious if you have found certain materials or styles that tend to resonate better with buyers in specific markets, like more modern finishes versus traditional ones. 

Eugene would be a college oriented market to explore…Would be happy to introduce you to the PNW market. 

If styles change in a few years, it'll be cheaper to replace than a single refinishing of the wood floors that's typically done every 7-10 years. 

I'm a very numbers oriented person, but how are you projecting revenue?

I've seen some posts arguing about design and color scheme choices that are in and out of style in rehabs and flips so I figured I would give my first hand advice.

Our total gut ran about $65k inculding all new drywall as the walls had an adobe style finish, plus we added two additional 1/2 baths.

So they want to assist us, and they want us to do the work as we have proven ourselves to them to be honest and detail oriented.

LTR or MTR so regardless of rent style you can go for the long, mid or short.Dayton, OH and Indianapolis, IN are two great cities that my California customers have found great 2-4 units over the last 2-3 years.
