To rebuild would not be all that much more due to the work that needs to be done. 

I have a 2-person unit with a glass top dining table and it has worked well.

Those two things turn some folks off, but if the numbers work, they work.

Most of them just hire a key employee to run the technical work.

The big fish has local market presence from years of being in the business but no one else is doing anything on socials.

All I can say is that when an investor is the person who's doing the job that a real estate broker is commissioned to do, per state law, that's brokering without a license, which is no bueno and shouldn't be allowed.
