Just saying, you may have an opinion, but you're likely mistaken as they do go through a medical reviews.Now, if you see a guy who says he has a bad back and you see him at the gym bench pressing 200 lbs, photograph it, document it and report it.....or just report it.

Personally, I would just let him know that this particular brand does not come with finger guards like the previous one did but you understand his concerns and it if I’m not mistaken, baby proofing is not a part of a landlord’s duty

Great area for MTRs and STRs, but the market is very cluttered and many current STR owners have open calendars because of the mistaken belief that horse people have $$$ to burn - for that demographic, go to WEF - the Wellington Equestrian Festival further south.

Subject to the terms and conditions of your policy, there should be coverage and the insurer will probably provide a defense.It's because of that continuing liability that I think you can't fairly say that you only had insurance for six weeks.All that written, if you want to self-insure, have at it.You're right of course that some protection extends past the 6 weeks of ownership, and I was clumsy or mistaken describing it otherwise.

I thought I was going to own a few dozen single family properties before moving on to multi but after 3 I bought a 14 unit and have never looked back going bigger and bigger on every deal. if im not mistaken everything is already baked into that 775k except closing costs. and construction should take 6months tops. land is included (1acre) but if i had my own land builder said they'd take 65k off the price so 710k. yeah im just thinking whats best way to move forward. my first deal doesnt need to be perfect just want to build a nice base to build from
