I myself do not wish to spend 2/3 or more of my life in a a dead end job that does nothing for me but make ends meet.Although i've always had a mild interest in investing and business, it had been stifled for quite a while by all the traditional knowledge of it.

And generally the values don't go down, or if they do it's very mild, but when they do that's the time to be buying as much as you can.

It's also hard being a mildly successful real estate investor while one friend just went through a foreclosure and another is/was unemployed.

@Marco Santarelli Same here but sometimes you can't lead a horse to water and they still end up buying some Ghetto property for 25k ....I will tell you who wins in all this its HOMEDEPOT fix up Ghetto property,, Ghetto property gets trashed,, New buyer thinks Hey for 25k I can make it work property is sold to local rehabber for 5k with 10k to Home Depot to get it up to speed property is sold for 25k to the next out of area buyer and add detergent rinse cycle and repeat..

My direct marketing has primarily attracted sellers with "mild" interest in selling or sellers curious about what I would pay for their property.

I kind of enjoy a little drama on the site and it's been really mild here lately.

The twist: the agent that showed us this property is (mildly) considering going to work for this other guy. 

After priming and painting everything we realized the HVAC vents smelled like smoke...worse than when we bought because (I guess) we bought in a mild winter and the house had been aired out and the HVAC was not running because it wasn't needed.
