I cut rents on one unit for a semi peace keeper, but she didn't really manage anything, just a point of contact for me, she worked at a local bank and was very good with the public, so lucky there I guess.I have done more in low income housing than anything else and if you start out running a tight ship, it's no more trouble than some executive rental, ($1,200 rent) who thinks he gets a private gardner and talks to his attorney all the time.

You might want to place coverage with the same agent as he will know how to mesh the policies so you don't have any gaps.

I don't have their financials yet (for some reason, though she emailed to application to me, she snail-mailed the other docs!?!?).

However, timing meshes with my other thread on accident or choice about being in real estate.

If the agent that I usually work with finds something that she thinks might be worthwhile for me (she knows the decorating and staging part, but has a realistic handle on repairs too) will call me while she's driving to the listing appointment.

(not that she was blaming me, she was upset they wouldn't deal with her PM!)

Also ran ads, etc...So, I've used his information, forms and it works, but I have a different life philosophy and have gone on to other Gurus that mesh with how I am as a person and human.

She hit the roof and let me know how mad she was at me for buying it anyway after she told me she didn't want to spend the money on it.Today, she loves the property and when it comes up in conversation she refers to it as "ours".
