I don't know about other areas in TX, but I keep a close eye on Austin-SAN corridor, and I'm familiar with the market in Kyle, New Braunfels and NE San Antonio.

I would keep it at "reasonable market rent" (whatever that means).

The STR market here has become way more saturated and competitive especially in San Juan.

Unless you are sourcing properties yourself off-market, REI became much more challenging in 2023, and downright brutal since the start of 2024 here.   

That’s a major cost center, and unless you’ve got some serious volume discounts or another way to offset those costs, it’s hard to see how that scales without cutting corners or passing the cost elsewhere.Also, the STR market is in a weird spot.
