I live in a snowy climate and in my mind, stripping it would make the roof considerably lighter - or does it not matter? 

It's a lighter weight financial tracker specific to real estate.

@Adam Craig  You could do white, beige or lighter grey. 

We ended up doing a lighter rehab on it, and offered it at a more affordable price.

You will almost always recoup your investment by replacing it, if going with carpet I recommend choosing a nice neutral lighter color (no grey /peach / etc. undertones, compare swatches side by side and see how they reflect in both light and shade - sometimes colors look similar but side by side and in shade one reflects light well and the other one looks dirty). 8 lb rather than 6 lb pad doesn't cost much more and makes the carpet feel more luxurious.I agree with @JD Martin about the vinyl plank floors, just choose a color that's not trendy and a pattern that's not too busy - I think gray has been overdone and is on its way down the ladder although still popular, and a warm neutral that has a touch of gray may be better.

We were able to reach one of the HOA board members who helped us turn off the water stack valve, which reduced the flow of water from a downpour to a lighter flow.

I'd also have gone with a lighter color gray on the walls just to keep it brighter. 

I try to buy darker colored sheets and towels that don't show stains as much as lighter colors.

Recessions are felt lighter, recoveries are quicker to materialize if not originate, unemployment is lower, acquisitions cost much lower in proportion to returns AND whole $'s, and the social make-up is ideal for performance. 

If you are turning out a rental on a flip, you can go lighter, but doing a flip just to scrape by seems ludicrous.
