I just got a message from the new tenant that moved in in November,  that her and boyfriend are now breaking up and she wants out of the lease.

Hi Pegah, consider this -renters insurance may not be available at all during the entire time they lease from you.  

You could negotiate terms such as a lower interest rate or interest-only payments for a set period to ease your upfront burden.Lease-Option Agreement: If the landlord isn’t ready to sell outright, consider proposing a lease-option where you continue renting for a set period with an agreed purchase price.

Tenants are all market rate.  5 year leases.  3 are NNN and 2 are NN. 

Have a clause in your lease that landlord is NOT responsible for battery issues - tenant is.
